Cancellation Policies
  • Cooling Off Period
    A 72-hour cooling off period is available if the booking was made online or by phone and the accommodation has not been viewed in person. From 1st August 2026, the cooling off period is reduced to 24 hours. Cancellation is only permitted if the tenant has not moved into the property. The tenant must email the Residents’ Team with the subject line “Cooling Off Period Cancellation.” Refunds will be processed within 10 working days.
  • No Visa No Pay
    The tenant may cancel before the tenancy start date if they are unable to obtain a visa to enter the UK. Supporting evidence of the visa refusal must be provided to the Residents’ Team within 72 hours of receiving it. If the visa refusal is received after the tenancy start date, the tenant remains responsible for rent payments until evidence is submitted and the release is confirmed.
  • No Place No Pay
    Cancellation is permitted before the tenancy start date if: The tenant did not receive the required grades to attend the chosen university. The tenant failed to achieve the grades needed to continue studies. Supporting evidence such as a UCAS notification must be provided within 72 hours of receiving it. If notification is received after the tenancy start date, the tenant remains responsible for rent payments until evidence is submitted and the release is confirme
  • Replacement Tenant Accepted
    The tenant may find a replacement tenant acceptable to the landlord if they wish to end the tenancy early in circumstances outside the approved student status changes. The replacement tenant may be offered a tenancy at a different market rent. The current tenant’s rent account must be fully up to date before approval.     Guarantor Requirement

    A guarantor is required unless the tenant pays the full rent upfront. A guarantor can be international or UK-based. The guarantor must be over 18 years old. The guarantor cannot live with the tenant unless they are the tenant's parent or guardian. The guarantor cannot live in another property managed by the management. The guarantor must provide: Photo ID, such as a valid passport. Proof of residence, such as a recent utility bill or bank statement dated within the previous three months. Failure to provide suitable documentation will result in the guarantor being declined.

    A few weeks before your tenancy starts, you’ll be asked to watch an induction video and book a move-in slot.

    Can I Order Bedding and Kitchen Packs?

    Yes. Bedding, kitchen packs, and other essentials can be ordered from their shop.

    Do I Need a TV Licence?

    Yes, unless stated otherwise. A licence is required to watch or record live TV or use catch-up services on any device.

    Can I Have a Pet?

    No. Pets are not allowed in student accommodation.

    Can I Invite Guests to Stay in My Room?

    Occasional overnight guests are allowed for up to three consecutive nights, with your flatmates’ agreement.

    Will My Room Be Inspected?

    Yes. Inspections are carried out at least three times during your tenancy. Any charges will be communicated after inspections.

    Do I Need to Move Out Over the Christmas and Easter Holidays?

    No. Your room is yours for the full tenancy period. Council Tax responsibility should be checked with the local council.

    Can I Smoke or Vape?
